REES’ MicroPads: Affordable Multifamily Housing That Works for Developers

MicroPads allow developers to provide higher quality, limited income housing that is privately funded and privately developed.

We would like to suggest a solution for affordable housing, MicroPads. This housing project satisfies the market demand with a concept that is affordable and profitable. With MicroPads, developers will have the ability to use familiar financing and building methods.

We believe that these workforce housing projects can be privately developed and financed with minimal to no government subsidies. To do that, the project must meet the requirements of residents and satisfy financial proforma. The only viable solution is building MicroPads - smaller, but high-quality, long-lasting dwelling units.
Adaptable, Efficient, and Inexpensive
We have designed three space-minimizing concept units that morph into different rooms as wall panels swing into place, tables roll or unfold, beds are lowered, and the plumbing is vacuumed up with piping in the ceiling cavity. MicroPads are all site built. We have designed the movable elements of MicroPads to be inexpensive and built from typical construction materials.

Three unit plans are described in the chart below and could meet the "affordable" rent structure while maintaining the cost per square foot of a market rate product.
 
 
 
These units meet the requirements of the International Building Code and The American National Standard Institute Type B units meet all Fair Housing and TSA requirements.
