THE INTER-GENERATIONAL LIVING COMMUNITY

Over my three and a half decades as an architect and landscape architect, I’ve seen several trends in the senior living industry come and go. As we begin to transition from the Silent Generation to the Baby Boomers, we’re now seeing a trend toward senior environments that encourage diversity and social activity.

IT’S MORE THAN “STICKS AND BRICKS”

After founding REES in 1975, the design of cutting-edge senior living environments became a decades-long focus for my father, Frank Rees. While always committed to improving the lives of seniors, his dedication to these types of environments became even more personal when my mother was diagnosed with Alzheimer’s disease in the early 1990s.

THE REALITIES OF REPOSITIONING

Much has been said in the media lately about the implications of the “boomer” generation’s upcoming retirement. After shaping our nation’s culture over the last several decades, this generation will now redefine how senior living environments are designed, marketed, and sold. As a result, many existing senior communities are finding themselves in need of a new strategy to attract this unique consumer.

CREATING ENVIRONMENTS FOR LIFELONG LEARNING

Going to college is more than simply an academic endeavor: for many at the beginning of adulthood, the cultural experience of University life shapes personalities, influences lifelong interests, and creates lasting loyalty.

It’s not surprising then that the idea of the University-affiliated Continuing Care Retirement Community (CCRC) has gained such momentum over the last several years. These communities, often located on school-owned or -adjacent property, make it possible for seniors to return at maturity to the place their journey to adulthood began.

Inspired by images of two of REES’ offices, the client requested a design that merged bold patterns and clean lines with an “outside-in” approach that takes advantage of the building’s stunning lake views.

REES’ Muensterberg Plaza and Clock Tower project has been recognized by the 2011 Precast/Prestressed Concrete Institute’s Design Awards Program in the category of “All Precast Solution.”

The monument, located in Berne, Indiana, was erected to symbolize the historic roots of the community and its current civic identity. Modeled after the famed 15th century clock tower in Bern, Switzerland, the tower is intended as a tribute to the past and an inspiration for future generations.

“A little vision doesn’t draw people. It takes a big vision, and that’s what you’ve created.”

TOMORROW'S WORKFORCE - TODAY'S DESIGN

Today’s workforce looks and functions very differently than in the past. For the first time in history, four generations of employees are in the workforce simultaneously. Our work styles have evolved, embracing the benefits of teamwork and collaboration instead of focusing on individual output. Flex time is now becoming a standard, as employees juggle work with personal and family obligations.

In addition to a 32,000 s.f. interior renovation, the facility upgrade included the installation of new, low-e insulated glazing system to replace the original single-paned glass. Outdated turquoise fins on the building’s exterior were removed and replaced with modern metal grilles, and new shading devices were added.

How can a company relieve the pressure to grow while maintaining a low-risk profile?
SIMPLIFYING HUD FINANCING

Recently, there has been a growing interest in affordable housing - but a great deal of confusion about the definition of “affordable” in pursuing the HUD 221 d(4) loan program. The following is HUD’s official definition of “affordable,” as it may be applied to your next project.

For purposes of applying the affordable housing underwriting standards and program requirements, “affordable” is defined as:

Projects that have a recorded regulatory agreement in effect for at least 15 years after final endorsement;

Secrets to Protecting Your Organization and Retaining Key Employees

By: Mr. David Miller, a CERTIFIED FINANCIAL PLANNER™
In today’s competitive environment, the importance of a company’s key employees has become clearer than ever. This applies not only to finding and obtaining top talent, but also retaining the talent that currently drives your business. Most companies have implemented standard benefit packages, such as retirement plans and health insurance, in order to get proficient employees. While nice, these are nothing special as competition for labor has forced almost all companies into these arrangements.

One of the critical decisions Mission Critical facility executives must face is determining who will be retained to construct a new facility. Unless a contractor with the proper qualifications is selected, the project can be in serious trouble from the very beginning. By taking a few preliminary steps, however, managers can avoid the unpleasant and expensive experience of realizing halfway through construction that the contractor is not up to the job.

Designed in 1960-1961 by George Dahl and Thomas E. Stanley, the historic 1401 Elm skyscraper was once the tallest building west of the Mississippi. However, the property has recently suffered from low office tenant occupancy and has been placed on the market.

BENEFITS OF BIM REALIZED ON OKLAHOMA STATE UNIVERSITY FLAGSHIP PROJECT

Widely regarded as the future of A/E/C technology, Building Information Modeling (BIM) utilizes an integrated 5D modeling process and provides distinct advantages to designers, engineers, contractors, and owners.

Under a traditional BIM delivery, the modeling process is implemented from the commencement of project design. However, as exemplified by the experience of the team of REES (REES), Cannon Design, and Flintco Construction on the Henry Bellmon Research Center, the benefits of BIM can be realized even when BIM is implemented late in the process.

WPLG RECEIVES AWARD OF EXCELLENCE

The new 67,000 square foot WPLG facility in Miami, Florida is one of six 2010 recipients of the “Excellence in Achievement” award from the Tilt-Up Concrete Association.

A testament to the obstacles that creative design can overcome, the facility seamlessly unites the highly technical demands of a modern broadcast station with attractive, user-friendly aesthetics. The project team selected tilt-up concrete, erected in a sequence of three phases, for its weather-resistance, speed, and cost-effectiveness.

THE UNIVERSITY OF OKLAHOMA’S GAYLORD COLLEGE OF JOURNALISM AND MASS COMMUNICATION COMPLETES SECOND PHASE

“Journalism and mass communication are in one of the biggest inflection points in its history. Lines between media are blurred. Change is occurring at the speed of light. Interactivity and lay involvement have primacy. Yet, it is important for journalism to stay close to its roots as a vital component of a democratic society and to strengthen civil society. The Gaylord Hall addition completed in 2009 blends both the rich heritage of journalism with the 21st century fluidity of the field.

REES-ATLANTA OFFICE ACHIEVES SILVER LEED CERTIFICATION

REES is proud to announce the LEED Silver Certification of our Atlanta office!

The project team employed REES’ trademarked FACILITY BUSINESS PLAN® methodology to program, plan, and create a budget for a new office designed to accommodate REES-Atlanta’s future growth. The process incorporated an “eco-charette” to determine the feasibility of achieving LEED Certification without significantly increasing the Tenant Improvement budget.

Celebrate Earth Day with REES

Looking for an easy way to improve the environment? Just use less! Reduced consumption results in fewer carbon emissions, which are a primary cause of global climate change.

Recycling is a great way to minimize your impact on the environment. As part of our commitment to sustainability, REES recycles paper, cardboard, aluminum, glass, plastic, and batteries. We conservatively estimate that we recycle 160,000 pounds of paper each year. Additionally, by transitioning to paperless marketing, we save additional thousands of pounds from entering the waste stream in the first place.

SECURITY MATTERS

Selecting an Architect knowledgeable in Security Design is one of the most crucial decisions company leaders make to protect their organizations’ assets.

In order to design a facility capable of withstanding natural hazards and man-made threats, the REES design team begins by identifying your company’s most critical human and physical resources. By determining threats that exist to your business and weaknesses which can be exploited to harm ongoing operations, REES can help ensure the safety of these assets.

Making the Red to Green Transition

Today’s environmental and economic climates strongly suggest that all companies consider their facilities’ place in their business plan. Due to the significant energy consumption of Mission Critical facilities, this suggestion becomes an imperative. Careful analysis of current operating expenses (Red Building configuration) and the options available to optimize energy usage (Green Building configuration) can be the first step in improving fiscal and environmental health.

Recently used on several REES projects, including the Northfork Correctional Facility, Pollock Federal Correctional Institution, and the Forrest City Federal Correctional Institution, modular construction offers the following advantages:

REES CONGRATULATES WBAL ON ENHANCED NEWS IMAGE

The management at WBAL wanted to improve the Hearst/Argyle news image in the very competitive Baltimore market. An in-depth analysis of the existing news environment indicated that that one of the factors in viewers’ perception of WBAL’s image was the aesthetics and configuration of the news department itself. Achieving WBAL’s goals required increasing the space allocated to news and relocating it to a more appropriate place in the station.

THERE IS STILL SOME MONEY LEFT!

Yes, the government has put some serious stimulus money on the table to encourage you to move to an electronic health record (EHR) sooner rather than later… But that is just the tip of the iceberg of available federal and state dollars for you to consider

Our research and grant writers at REES can assist your hospital in:
• Applying for energy grants for your Central Plant
So we turned to REES to help. And through the countless meetings and boundless ideas and tons of energy from the REES team and our management team, 1447 was reborn as Silhouette Midtown. The unique silhouette features on the façade and the Silhouette Midtown branding make it instantly identifiable on the skyline, driving down Peachtree and in the minds of brokers and tenants.

REES CONGRATULATES WPLG ON NEW FACILITY

REES congratulates WPLG on their new facility which was completed in March 2009. The new 67,000 s.f. WPLG facility located between Miami and Fort Lauderdale, will be more accessible to the growing news market. The concept of the new building reflects a very linear element with strong vertical, intersecting planes. One very challenging aspect of the design was the restriction of materials used due to the severe weather and hurricane conditions in this area.
